Do I need a real estate agent to buy a home?
No, but an agent provides expertise, standard contracts, market knowledge and negotiation skills to find the right home at the right price.
Real estate agents can inform you of tax exemptions you might be eligible for, inquire about zoning, permitted property use, and other aspects of the home, advise you on the best approach in competing offer situations, and guide you through the paperwork and closing process.
There are risks of representing yourself in a real estate transaction if you don’t have the knowledge and expertise required to navigate the sale. The seller will likely benefit from the services, opinions and advice of an agent on their side.
How much do I need for a down payment? Is it the same as the deposit?
The deposit is an amount you provide (usually via bank draft) to the Seller’s brokerage as a good-faith measure to secure the sale. Deposits are held in a trust account until the deal has closed. Funds can only be released from the trust account upon the lawyer's direction. It will be applied to your down payment or closing costs. Down payments are the amount of money you put towards the purchase price of your home. The lender will deduct the down payment from the purchase price and your mortgage will cover the rest of the price of the home. The down payment happens on the day you close the deal.
